Howard Allan

Howard Allan’s four-decade career spans investment banking, venture capital, land development, and entrepreneurial ventures across multiple sectors. He began by co-founding Allan Crosier Greenberg & Associates while studying Environmental Studies as a pathway to architecture. The firm quickly rose to prominence, holding one of the largest structural engineering portfolios in Canada and South Africa before being sold to BACM in 1978. This foundational success led Allan into consumer product marketing with PICAM and later into specialty advertising with the launch of Bulletline, now a national industry leader. He then transitioned into construction and real estate, founding Nova Construction in 1982 to serve post-Hurricane Andrew demand. His early land development projects—Miami Community Acres and Royal Palm Acres—were acquired by Lennar Homes, establishing his long-term expertise in identifying and positioning land for high-value residential use.

Allan’s international reach grew with the liberalization of Europe’s telecom industry, where he co-founded several ISPs and built one of the region’s largest lead-generation firms. He later expanded into health and wellness, founding Endo Stat Therapies following FDA approval of hemp-derived CBD and operating a pioneering spa business offering Red Light and Near Infrared therapies long before their mainstream adoption. A recognized expert in cannabis operations and agricultural systems, he continues to advise global clients. Across all ventures, Allan has consistently demonstrated a talent for spotting emerging trends, building scalable businesses, and executing strategic exits.

With over 25 years of experience in investment, operations, and business development, I specialize in structuring strategic partnerships and launching high-potential ventures—particularly in land acquisition, subdivision, and development. My background includes executive leadership in regulated financial firms, where I oversaw compliance, managed capital, and resolved complex client and regulatory matters with clarity and professionalism. Today, I apply that same discipline and insight to real estate development, working closely with domestic and international partners to identify, improve, and reposition raw land across growth markets like Florida and Texas. My strengths lie in aligning investor interests with long-term value creation, coordinating multi-functional teams, and navigating deals from concept to close. With additional expertise in CRM systems, web development, digital marketing, and operations strategy, I bring a uniquely versatile skill set to every project. At my core, I believe successful ventures are built on trust, transparency, and vision-driven execution.

Joe Giuliano

Director

Position at NSA: Joe is an accounting and finance professional with over 25 years of experience in finance. He advises Next Street on internal policies and procedures, periodic financial reporting, capital accounts and distributions, and special projects.

Experiences: Previously Joe served as controller at Sustainable Sprinkler LLC a boutique software development company with a patented new technology in saving water for irrigation systems. Prior to that he served as controller with The Agean Group. Joe’s expertise in a wide range of marketing, finance and business functions, as well as significant capital markets and M&A experience, helps position NSA for continued customer growth and long-term success. His background is deeply rooted in public accounting. In addition, he has recent experience in building out the finance functions at multiple
public companies.

Education/Affiliations: Joe has a B.A. in Accounting and Finance from FIU College in Miami, Florida. Advisor to Brampton Crest International a publicly traded company.

Position at NSA: Howard is a real estate planner and investor with over 40 years of experience in private real estate development and construction. He has several properties both in the United States and Europe that have been developed for income production and appreciation value. He brings expertise in identifying market trends as well as controlling development and property management costs.
Experiences: He cofounded Cass Crosier Greenberg & Associates. developed one of the largest structural engineering portfolios in Canada and South Africa as a division of BACM (British American Construction Management). He founded Nova Construction in 1982, a home improvement and new construction company to take advantage of the opportunities opened by hurricane Andrew. He created and funded Miami Community Acres and Royal Palm Acres (both raw land investment properties in Miami and outside Orlando, FL), which were all sold to Lennar Homes, one of the largest real estate development companies in South Florida.
Education/Affiliations: in 1976 while attending University of Manitoba in Environmental Studies as a prerequisite to Architecture in 1976 while attending University of Manitoba in Environmental Studies.
